The royal touch

Birchwood’s estate homes designed to match the most prestigious neighbourhood in the northwest

By its name alone, the community of Royal Oak projects a sense of exclusivity, prestige and stability, and this upscale enclave in the northwestern edge of the city does not disappoint.

This idyllic charm is pulled together by a palpable family-friendly bearing, and it is the essence of these traits that Birchwood Properties’ Royal Oak Estates have captured so well.

Royal Oak is distinctive with all the green space surrounding it; parks, tot lots and wetlands are interconnected through a series of pathways that serve to strengthen the sense of community in the area. And despite being a relatively young community, Royal Oak is almost fully developed. In fact, Birchwood Properties now only has a few lots left and they are being quickly gobbled up.

“Residents of Birchwood’s Royal Oak Estates can enjoy living in a built-out community without the inconvenience of construction noise and traffic,” says Marketing Manager Adele Kerr.

They have just released their amenity lots backing out onto green space and the steadily increasing traffic to the show homes seem to indicate that these will not last long either. “There are a limited number of these exclusive lots and we are offering our Estate Homes with front attached garages starting at prices as low as $434,900 including GST,” she adds.

The neighbourhood’s accessibility cannot be overlooked, especially with the new LRT station in Crowfoot that is expected to come on line soon. It is sure to make the easy commute to downtown that much smoother and will serve to boost property values as well.

It is this sense of community and core family values that Birchwood Properties’ Royal Oak Estates homes have maintained so thoroughly. A keen understanding of what young families need underlines the design of their models—big enough rooms that radiate a sense of coziness, nine-foot ceilings that heighten the feeling of space and the intelligent and creative use of all available space.

Birchwood offers two series of homes in Royal Oak that both offer the sense of community and family-friendly values of the neighbourhood. Character Homes with front porches are a perfect fit for first time homebuyers with prices starting from only $309,500 (including GST). Estate Homes with front attached garages appeal to move-up families looking to upgrade to a larger home on a more desirable amenity lot.

Their Juniper show home from their Estate series is a perfect example of these values, as the 1,638- square-foot two-storey home is sure to appeal to first-time move-up families. Featuring three bedrooms, two full baths and a half-bath, a large bonus room over a two-car attached garage, the Juniper leaves plenty of room for future growth, especially for families with young children.

Affordability has been key in the Juniper’s popularity as well. The Juniper can be built for as low as $451,900, including GST, on a lot backing out onto a park.

“The Royal Oak Estates is designed with families in mind, the open concept floor plans give them a very contemporary feel but at the same time a sense of warmth and practicality,” says Kerr.

With this kind of affordability, accessibility and the astounding array of area amenities—including nearby shopping, groceries and a new elementary school all within walking distance—residents all enjoy the “royal” treatment.

Visit the sales centre at 95 Royal Birch Park N.W. Monday to Thursday from 2 to 8 p.m., weekends and Holidays from noon to 5 p.m. Take Crowchild Trail to Rocky Ridge Blvd. then turn right into Royal Oak Estates on Royal Oak Drive and follow the signs. NL
