Small town housing options abound in ranch country
There are lots of new opportunities to surround your self with the Old West in High River.
The town is working to keep the historical integrity intact, but that doesn’t mean shutting out newcomers. There are three areas under development in the town’s northwest and southeast quadrants with housing options and prices from starter to high-end.
Montrose can be found along 12 Avenue just past the town’s main commercial/industrial area. The area is reflective of the town’s diverse offerings. Nestled on prairie land, the Rocky Mountains loom large in the west. Townhouses, future condominiums and mid to high-end homes wrap around a 16-acre pond that is fed by the Little Bow River. Sheppard Family Park is also nestled into the community. The park is a historical site that also acts as a community garden, with plots for rent for green thumbs without the space for their own vegetable path.
Miguel Stamile, area manager for Greenboro Homes, says the area has proven an oasis for many homebuyers.
“A lot of people who move to High River want to get away from the hectic, busy lifestyle of the city,” he says.
Value is another attractive aspect for homebuyers in High River, Stamile says, adding that 50-foot lots facing onto the water with walk-out basements in Montrose can be had starting at $500,000.
Greenboro is also building a 59-unit townhouse in Montrose. At 1,400 square-feet homes in the Murals have three bedrooms and two-and-a-half bathrooms.
In nearby Hampton Hills the country lifestyle lives large with super saturated vinyl sided homes in hues of rich red, blue-green and deep brown. Verandas propped up with sturdy pillars with large front windows harken back to a time when neighbours greeted neighbours from their front porch.
The community is connected to the town’s Happy Trails walking pathway and also has a 10-acre pond.
Hampton Hills developer Lansdowne Development is selling 36 lots in its second phase that range in size from 30 to 40 feet wide.
Minutes from Okotoks and Highway 2 is Highwood Lake, a community in High River’s northeast end.
Wally Slater, sales associate for Cornerstone Homes, says the close commute to other town’s and Calgary is a draw for buyers. “I timed it and it takes less than 20 minutes to get to the south city limits,” Slater says. Cornerstone Homes is building both villas and single-family homes.
Highwood Lake has its own water feature and is minutes from the Highwood River and Highwood Golf and Country Club. Villas, starter and mid-end homes are being sold in the growing neighbourhood. An extension of a mature golf-course community, Highwood Lake has a Catholic High School and is minutes from High River’s downtown.
Westview Builders is also building a townhouse development called Stonehouse on the town’s north side close to Highway 7. Suites start at $249,000.

Turner Valley
Home buyers flocking to the foothills
Just down the road a piece, in Turner Valley, Candor Properties is turning up the heat with two new residential developments which will include single-family, semi-detached and townhome dwellings.
Located right in the heart of this historic Alberta town is Everwood Estates, an 82-acre community that will be home to just under 500 families when built out. The development plans allow for more than nine acres of green space, including a proposed 1.4 kilometre pathway network connecting to the Friendship Trail leading to the Sheep River. Lots will be an average of seven feet wider than the average single-family lot in Calgary, with homes by Coco Homes, Cornerstone Homes, Elite Homes, Homes by Bellia, Kimcorp, Southview Homes, Stagecoach Homes and Woodmaster Homes.
Out on the northeast corner of town another new community, Seclusion Valley Estates, is also underway. Here, the lots are generously sized, with some up to almost a third of an acre – many backing onto treed ravines. Three well-respected local estate home builders – Cornerstone Homes, TimberCreek Homes By Coco, and Woodmaster Homes – are building on a total of 69 lots.
