The Kananaskis rises to Prominence

At Monterra on Cochrane Lakes

Granite countertops in the kitchen and bathrooms, maple hardwood floors and cabinetry, full height tile backsplashes, rounded corners, maple railings and iron spindles on the staircase, and nine foot main floor ceilings are only a few of the standard features found in Prominent Homes’ latest show home located in Monterra on Cochrane Lakes.

Prominent Homes’ motto is “hold us to a higher standard”. As you walk through The Kananaskis, a 3,076-square-foot executive home with four car garage on .29 acres, found in Phase II of Monterra on Cochrane Lakes, meeting high standards comes easily. “The dining room is open to above and rarely do you see this in a dining room,” explains Shawn Rideout, Area Sales Manager and Realtor.

Within The Kananaskis, more options are highlighted, such as the upgraded appliance package and the four car garage. “All homes in Monterra have three car garages,” says Sharie Rideout, Realtor, Remax (Central).

“We can customize any house plan,” says Rideout, “including a ‘jack and jill’ bathroom upstairs or adding a glass elevator on the main floor accessing all three levels of the home! We also have many ‘green’ features in our homes: Low E windows and exterior doors, dual flush toilets, a high efficiency furnace and hot water tank. We have a bronze energy efficiency rating on the show home.”

The 1,409-square-foot main floor boasts many windows to bring in the prairie landscape, the Foothills and the Rockies. Much thought has gone into the design of the home from the lockers in the mudroom to the walk-though pantry from the garage and the beautifully crafted gourmet kitchen. Head upstairs to the generous bonus room with vaulted ceiling, three additional bedrooms, one with its own full ensuite, another full bath and of course, the master retreat, featuring large windows, a sitting area and custom walk-in closet. The ensuite includes a jetted tub and separate shower. The insulated basement has been left undeveloped. Plenty of room to create another bedroom, ensuite, games room, and home theatre—only limited to the home owner’s imagination!

The price for the show home is $940,000 including lot and GST.  “We can start at $650,000,” for a home in Monterra Rideout says. Prominent Homes, a Master Builder has been building since 1990. They are proud of their 10-point Quality Assurance Program, ensuring every stage of the building process is performed to their top standards from the pre-excavation site inspection to the possession day, as well as beyond.

Pal Shergill, Assistant General Manager for Prominent Homes, comments about the housing market and the economy: “We are cutting costs down where we can, but not taking any features out of our houses. In fact, we are adding full height kitchen cabinets and granite countertops as standards in all of our homes.”

An exclusive estate development situated in the Alberta Foothills, twenty minutes from Calgary’s city limits, Monterra on Cochrane Lakes is a unique 620-acre development encompassing extensive woodlands, greenspace, 240 acres of natural lakes and ponds, and magnificent panoramic views. Approximately 875 homes will make up Monterra, including 112 home sites in Phase One and 175 lots in Phase Two, prices for lots start at $250,000. Residents are able to enjoy estate-sized home sites ranging from .28 to .44 of an acre.

Monterra is a bareland condo project, with their own urban services, including water, sewer, paved roads, curb and boulevard maintenance, snow removal and trash pick-up. There are future plans for a community centre, tot lots and commercial site.
