Prominent Homes brings prairie heritage back to life
THE HOUSING BOOM IN CALGARY seems to have given a fresh lease on life to Langdon, a charming hamlet ten miles east of the city. With a history dating back to the 1880s when it was established as a Canadian Pacific Railway railroad station to service the large prairie east of Calgary, the area has been home to a diversity of families including pioneering ranchers and homesteaders.
Developed by Greencor Developments Inc, Langdon Crossings West offers large average quarter-acre home sites, open streets, inviting front verandahs and architectural guidelines that lend it a unique feel. The small town values have been enhanced by the recreation of the original town buildings coupled with new homes build in the “Heritage Style.”
Among the builders handpicked for their attention to detail and commitment to customers is Prominent Homes. The company has already left its mark, building over 65 homes in the past couple of years in the Calgary region’s fastest growing hamlet with a population of around 3,500.
It is now in its last phase of construction with 21 lots under development.
“This is definitely a place for people who want a little more elbow room. And, the good news is that there isn’t much price difference when compared with homes in Calgary. For people working in southeast Calgary, this is a huge draw,” says Deep Shergill, president of Prominent Homes, whose experience in the housing industry spans over two decades.
With a starting price of $350,000 and built-up area of over 2,000 square feet, the builder offers six floor plans with enough options to satisfy the most finicky buyer.
“We are moving away from the concept of custom-made homes in an attempt to get a better handle on costs and be more competitive. With a myriad of options and design flexibility, the customer would hardly feel the need to custom design,” explains Shergill, adding “customization would come at a higher premium.”
To minimize the need for upgrades, all floor plans come in ‘basic’ and ‘executive’ packages. The executive package comprises granite counter tops, maple cabinets, hard wood, jetted bathtubs while some of the standard features include nine-foot ceiling, tile floors, full-sized doors (no bi-folds) and a fireplace. Upgrades are limited to backsplash and appliances.
Conforming to traditional architecture, the standard home features a covered verandah alongside the more practical garage. A two-way fireplace between the family room and lifestyle room dominates the main floor. The foyer opens to above and is flanked by the laundry room. A central staircase and extra large main floor windows add to the feeling of space and grandeur. The airy looking kitchen has a central island with a raised breakfast bar, tile backsplash and walk in pantry while the sunny nook features a French door leading to the deck.
“The luxury of space makes heritage style architecture possible,” says Shergill.
The upper floor features two large secondary bedrooms, guest bath and a garage bonus room. The luxurious master bedroom has a private en suite bathroom with a separate shower stall and soaker tub.
Prominent, who also have show homes in Chestermere, Royal Mews, Airdrie, Aspenshire and Cougar Ridge, builds an average of 40-50 homes a year. Confident that their past record and high standards would hold them in good stead, the company plans to boost that number to 70-80.
The homes at Langdon are expected to sell out by January of 2007 with delivery in another five months’ time. NL
