A shore thing for homebuyers

The Estates of Westmere by Melcor awash in home choices in Chestermere

The Estates of Westmere by Melcor Developments Ltd., adjacent to the fully recreational 750-acre lake, is a mere 20-minute drive east of downtown Calgary via International Avenue (17th Avenue S.E.). Melcor traces its history back to 1923 and has been a public company since 1968, providing experience in planning, developing and marketing of urban communities, in Alberta and Arizona, as well as commercial and industrial properties. Their latest offering is found in Chestermere, a town experiencing phenomenal growth. “Westmere is an award-winning 450-acre master-planned community,” says Graeme Melton, development manager for Melcor. “We expect Westmere to be home to upward of 2,500 families, once it is completed, and we only have about four years of development left.”

Forty-four acres of natural wetlands and verdant parks are all part and parcel of this luxurious lakeside community. Oversized lots, ranging from 45 to 60 to feet in width, with 66-foot-wide lots in The Shores, an exclusive enclave of estate homes within The Estates, are found. “In our most recent phase, we have planned three beautiful parks, with one recently completed. The others are well underway.” Combine this with existing green spaces, including John Peake Memorial Park, Sunset Beach, and Anniversary Park, the playing fields, tot lots, and many kilometres of paved pathways—the ideal community beckons.

A major new development, Chestermere Station, “is the town centre. It has plenty of retail shops,” which include Safeway, TD Canada Trust, Scotia Bank, a Petro-Canada gas bar, video store and restaurants, complementing other services and amenities already in place for the almost 9,500 residents of this small, yet vibrant and growing Alberta town. “There is no need to commute for shopping,” explains Melton. “Two new schools are located right here in Westmere,” citing St. Gabriel the Archangel (kindergarten through Grade 12) and Prairie Winds Elementary School opened in September 2007, with bussing available to nearby Chestermere Lake Middle School and Chestermere High School.

In the town of Chestermere, many clubs, organizations, and associations are in place for all ages and interests. The Chestermere Water Festival and Country Fair add to the small town’s ambiance. And what with the state-of-the-art Chestermere Regional Recreation Centre, the Calgary Yacht Club, as well as the eighteen holes at Lakeside Greens Golf and Country Club nearby, year round activity possibilities are endless in this dynamic community, making it the place to be! Chestermere is also connected to the City of Calgary’s bike path system along the canal.

There are four showhomes available for viewing in The Estates, with Reid Built Homes, Lupi Homes, Landmark Homes and Greenboro Homes being the custom builders. The Shores has had 56 of its 100 lots released. “There is a limited supply of lots and we are ahead of our sales projections.”
This architecturally controlled community will allow for a variety of styles such as French country, Tudor, Victorian, Georgian and Craftsman styles. Future show homes are under construction in The Shores and are slated to be open in the spring of 2008.

“We have extensive architectural controls to maintain the estate vision, without limiting people to have the ability to build their home to suit their own individual taste and lifestyle allowing for freedom of design.” The Westmere Residents’ Association, a non-profit organization, has been in place since the beginning of 2006. Residents pay a yearly fee to continue to care for Westmere’s amenities, common spaces, park lands, boulevards, walkways, entrance features.

The Estates and The Shores are poised to become among Chestermere’s premier addresses, with all the merits of a peaceful, serene lifestyle that can only be found in a small town, yet with all the amenities of the bustling big city a quick trip by car. NL
