SAM Award finalist in Okotoks a smart investment

IN THE HIGHLY DESIRABLE and rapidly growing eastern side of Okotoks, is Landmark Homes’ Versailles IV showhome in the new community of Drake Landing.

You don’t need to dream when you walk through the doors of this SAM Awards finalist for Best New Home, as this estate home leaves nothing to the imagination.

At 2,481-square-feet, there is plenty of space to make this popular model shine.

Standing in the foyer, you are greeted by a grand entry with a gracefully curving stairway, a double-tiered chandelier overhead and an elaborate elliptical railing running the length of the upper hallway that also overlooks the front entry.  But, according to Landmark’s Area Manager Len Kerr, it is when customers enter the spacious kitchen that the showhome’s full potential is realized.

“It is a kitchen where you walk in and say I have to have it,” Kerr said.

With a large island and attached eating bar for two, the Versailles IV kitchen is a dream for any fan of cooking and entertaining.

Stainless steel appliances counterpoint the dark cabinetry and granite countertops gleam from the natural light emanating from the nearby dining area.

Architectural details take over as you head upstairs, beginning with the elegant curved staircase that leads to a bonus room with vaulted ceiling and the bedroom area.

At over 300-square-feet, the bonus room leaves plenty of room for family fun without forsaking style. The high vaulted ceiling accentuates the sense of space, while slanted window cutouts and angled railings attract the eye.

Across the hallway and through the spacious master bedroom, the ensuite features a not-so-average ten-foot long vanity with his-and-hers sinks, which comes standard in this model. A deep soaker tub and large five foot shower top off the standards in the luxurious master bathroom.

In the Versailles IV, children have room to breathe in large secondary bedrooms outfitted with oversized closets.

In Drake Landing, each home will also be specially outfitted to meet water conservation standards set for the neighbourhood, resulting in many spin off benefits to homeowners. Water conserving appliances, insulated piping to retain heat, low flow fixtures and a rain barrel come standard with every home.

“It is a very nice program to have,” Kerr said. “It saves the environment and there will be savings on water and gas bills,” Kerr said. Drake Landing homeowners can also be assured that they will have the best in amenities, he added.

A nearby public elementary school and Catholic high school provide easy access to education while adjacent environmental reserves and a storm water pond bring nature close to home. Also, Okotoks is less than 15 minutes from the city limits of Calgary and 30 minutes to the downtown core.

Lot prices in Drake Landing are very competitive compared to equivalent ones in South Calgary and have wider side yards. Starting from less than $450,000 for home, lot and GST, Kerr stated “Okotoks is the place to put your money this year. The Canada Housing and Mortgage Corporation first estimated that the cost of housing would grow by 38 per cent this year and have since come down to 16 per cent, which is realistic.”

For those looking for quick possession homes, Landmark has a number that will be ready throughout the spring.

“You can get your children in for the start of the next school year in the fall and you can do your landscaping over the summer.” NL

Landmark’s Drake Landing show home is open Monday to Thursday from 2 to 8 p.m. and Saturday, Sunday and holidays from noon to 5 p.m.
