Cedarglen spreading Good Carma in the inner city
Carma’s latest neighbourhood, located in the well-established community of West Dover, presents single-family estate homes featuring Arts and Crafts architecture, city and mountain views, and is next door to the 40-acre Valleyview Regional Park. “We have over 25 years of building experience,” says Laura Rye, marketing co-ordinator for Cedarglen. “We also have a unique feature called ‘Your Home On Track’, which was introduced in 2006, where the purchasers can check the progress of their future home from any computer with Internet access around the world; everything from paint colour to work orders in one easy-to-find place.”
Cedarglen is a custom builder, and changes can be made to the majority of plans, explains Barry Wilde, area manager and partner of Cedarglen Homes. “There are only about half of the lots left, with the prices starting at $485,000, which includes house, lot and GST.”
Cedarglen has two show homes in Valleyview Estates, including the 2,064-square-foot three-bedroom Buckingham II, whose exterior features river rock and cedar accents, a gabled roof, dormers and carriage style garage door.
As one enters the home, it is hard not to miss the beautiful hardwood flooring throughout the foyer, half-bath, kitchen and nook. “There is a 450-square-foot allowance for hardwood flooring as part of the area specifications in Valleyview Estates,” says Candace Tucker, Cedarglen sales associate. Nine-foot ceilings on the main floor, art niches, Frigidaire appliances, full-height tile kitchen backsplash, Regency series cabinets, full-height tile above the standard shower and tub, crown headers on hall side doors, and enhanced eight-pound carpet underlay on the stairs are included among numerous others. Energy savings are also key in the Buckingham II, with low-E windows and a Lennox high-efficiency furnace.
A neutral, tasteful décor is found throughout this two-storey. The den or flex room, with its bevelled-glass double French doors adds extra elegance to the main floor, whereas the spacious laundry/mud room combination demonstrates the Buckingham II’s practicality. “This plan is popular,” states Mr. Wilde, “because of the flex room and bonus room.”
The open-concept kitchen, with an island and breakfast bar as well as a dining area and great room, flow nicely together. Many windows grace this area, including the two windows that flank the gas fireplace, as well as one above. The walk-in pantry is another practical aspect of this home. There is plenty of storage in the ample cabinetry, as well as in the island. Large floor-to-ceiling patio doors lead to the wooden deck and backyard.
Upstairs, two bedrooms and a full bath, linen closet, the master bedroom, and the bonus room are found. The master bedroom and ensuite are separate from the other two bedrooms, offering more privacy. Its walk-in closet is spacious and its ensuite features a walk-in shower, his and hers vanities and a corner soaker tub.
