The Alpine VI by Beattie Homes in Rainbow Falls, Chestermere
“CHESTERMERE IS THE FASTEST-GROWING COMMUNITY IN ALL OF ALBERTA,” states Brian Sandberg, Beattie Homes’ area manager in Rainbow Falls.
“Compared to Calgary, at 15 per cent growth, Chestermere is at a staggering 148 per cent growth over the same five-year period,” he says, confirming Statistics Canada’s findings in the census conducted in 2006.
Many services are in place, including Safeway, Tim Hortons, a dry cleaner, a doctor and two banks. “More and more are coming. Chestermere is experiencing phenomenal growth. Two new schools will be opening up in September 2007 as well,” notes Sandberg, adding property tax is approximately half the cost to that in Calgary.
“George Trutina, the developer of Rainbow Falls, is a man of vision with exquisite taste,” Sandberg continues. “He’s done a fantastic job out here. There will be $3.5 million worth of waterfalls throughout this community, with paved pathways that run along the canal system. They all link up to Rainbow and West Creek Lakes, with fountains in each lake. Rainbow Falls is a family-oriented neighbourhood.”
With 240 lots remaining in Phases 4, 5 and 6, Sandberg cites that “Rainbow Falls is the only community with land available in the next year in Chestermere. Lots are going like hot cakes!”
Beattie’s 2,178-square-foot two-storey show home in Rainbow Falls, the Alpine VI, “features nine-foot main-floor ceilings, which are standard in this plan,” Sandberg explains.
Other standards are maple kitchen cabinetry, custom door headers in all common areas, and five Whirlpool appliances.
Step inside and see the beautiful upgraded cherry hardwood flooring throughout the foyer, kitchen (complete with walk-through pantry), and powder room and dining area. The den features lovely dual French doors. The gas fireplace in the cosy great room is surrounded by windows, allowing natural light to envelop the space, and a deck is located just off the dining area.
The window on the landing to the second floor also brings in natural lighting. Two very generously sized bedrooms, each sharing the Jack-and-Jill bathroom, plus the master bedroom featuring a vaulted ceiling and sitting area—with its own spa-like ensuite including a jetted tub—are found upstairs.
Another plus for those who select a Beattie home in Rainbow Falls is the seven-person hot tub, accessed through the walkout basement in the show home, and Spider Insulation, which is exclusive to Beattie Homes. “Spider Insulation is fire resistant and formaldehyde-free. It’s blown in and mixed with an epoxy to eliminate settling in the wall cavities,” explains Sandberg.
Other environmentally-conscious elements in a Beattie home include the high-efficiency furnace and hot water tank. “We also have 20-year Renaissance asphalt shingles,” says Sandberg, adding the Alpine VI’s vinyl siding exterior is maintenance-free.
Stone columns on the garage and across the top of the garage door add to the home’s elegance.
Buyers in the area also enjoy the benefits of small-town Alberta. As this unique and vibrant community’s website says, “anchor yourself in Chestermere.” It is only a 15-minute drive to Deerfoot Trail via the Trans-Canada Highway (16 Avenue) and only minutes to Calgary’s downtown using International Avenue (17 Avenue S.E.).
