When it comes to building new homes there are various stages in the building process.

However, first and foremost there has to be a design to work from and this initial design is created by an architect. There are many gifted architects, and countless designs created, but most architects can tell you which floor plan or design is their favourite out of the many creations they have produced. We feature one of these each month in Designer’s Choice.

Home: The Manchester, NuVista Homes
Designer: Spence Noble, Noble CAD Concepts

Spence Noble, of Noble CAD Concepts,  works on the design and drawing of model home plans for a couple of select home builders that pride themselves on having very high customer satisfaction standards.

One of these builders is NuVista Homes. Karen Hoes, sales manager for NuVista Homes, says that they think Spence is great. “He’s absolutely fabulous,” says Hoes. “He has a really good construction background and can actually create blueprints that are construction-friendly.”

Spence designed one of NuVista’s more popular show homes, one that is currently open in the NW community of Royal Oak. The Manchester, a 2,348-square-foot home, is more than just your average three-bedroom home. “I wanted to create a plan that would show some flare,” admits Spence, “and it is becoming a more popular model now that it is built.” According to Spence, he took a few aspects from his other successful NuVista Designs and brought them into this design. Lot width and size along with other parameters can often limit new home design within the city, but Spence succeeded in bringing back some nice features that could be seen in older-style homes.

“Dormers are often added only for exterior appeal,” says Spence,“ and I featured dormers in the original design of the Manchester Model that function within the home to bring light in from the ceiling.” These ‘real’ dormers ensure that the design of the home is as appealing on the inside as they are necessary on the outside. “Dormers compliment the architectural requirements of the exterior, but the inside of the Manchester also gets a terrific bonus,” says Spence. “As you reach the top of the stairs to the second level you cross a bridge-effect over the foyer to reach the upper areas of the home.” The dormers and vaulted ceilings in the upstairs bonus room allow a lot of light into the room and the foyer below. The vaulted ceilings then extend through to an upper bathroom where an opaque transom in the wall allows for natural light to filter through.

There are other great features that Spence’s design offers as well, such as a full-sized second floor laundry room, and luxurious master-ensuite. “Overall, I like a design that has features to spoil the home-owner and offer them some personal form of luxury,” says Spence. “It’s just one of my many ‘isms.” Around NuVista Homes, Spence’s ‘isms include unique style, attention to detail and great respect for their trades and suppliers complimented by his high degree of work ethic for the satisfaction of both builder and homeowner.
