THE CASCADES OF ROYAL OAK boasts natural ponds and ravines, city and mountain views, an abundant number of playgrounds, 30 acres of park space, a four-acre pond, and numerous walking and cycling paths, all within this Craftsman architecturally styled estate neighbourhood, located at the highest point in Calgary.

“It is the undiscovered jewel of the northwest,” says Dean Anderson, area sales manager for Jayman MasterBUILT®. “There are only four lots left right now,” he continues, “but there are 21 home sites still to be released in the final phase, hopefully in the late spring or early summer.”

The Endeavor show home, with 2,582-square-feet, includes many enhancements, and is valued at $450,000, plus lot and GST, with the home sites starting at $170,000. The floor plan in the show home is the three-bedroom plus a bonus room. Another option available with The Endeavor is the four-bedroom configuration, all dependent upon what the purchaser requires. Even though the Endeavour show home has been sold, “the same plan can fit on some of the lots opening up,” Anderson states. The base price for the home is $349,000, plus lot and GST.

The Endeavor’s maintenance-free exterior includes siding and dry-stacked stone, with accents of cedar shakes above the garage and in the upper gable. From the cosy front porch, enter into the spacious foyer with double closet. The foyer opens to the dining room and the great room, den and kitchen beyond. Porcelain tile flooring is found in the foyer, hallway, rear entrance, powder room, kitchen and nook, as well as upstairs in the laundry room, and baths. Stunning tigerwood flooring is used throughout the hallway, great room, den and dining room, enhancing the warmth of the décor.

The large kitchen features a walk-in pantry, full height ceramic tile backsplash, roll out pot and pan drawers, an island with raised breakfast bar, and beautiful cherry cabinetry. The stainless steel GE appliance package can be further enhanced with Jayman’s NORDLUND Gourmet Kitchen Collection, featuring GE Monogram appliances and designed to be in synch with the purchaser’s lifestyle. “Most of our home plans have these kitchens as an option,” Anderson says.

Upstairs, to the right of the elegant staircase, the expansive bonus room is located. To the left the airy master suite with its private spa-like retreat including soaker tub, separate shower and water closet, and plenty of storage under the double-sink vanity. The two additional bedrooms each have walk-in closets. The second bathroom has a one-piece tub/shower and is surrounded by six-by-six inch tiles.

The laundry room, also located upstairs, features raised front loading GE washer and dryer, with laminate counter top and additional storage cabinets above.

Jayman MasterBUILT® is proud to be part of the BuiltGreen™ program. (The Calgary Region Home Builders Association introduced Built Green™ Alberta as a voluntary program benefiting the homebuyer, the community and the environment, launched in October 2003. It encourages sustainable or "green" building practices to lessen the impact building has on the environment.) This can be seen in how homes by Jayman MasterBUILT® are put together, utilizing their own Quantum Performance Standards, matching the Built Green™ gold standard: triple glazed windows (low-E), high efficiency TRANE furnaces, Bradford-White power vented hot water tanks, among many other features outlined in their specifications booklet.

“The Cascades of Royal Oak is a very quiet, low—density family oriented neighbourhood,” Anderson explains. “It has easy access to Banff and Canmore to the west and Downtown isn’t all that far what with the upgrades on Crowchild Trail and the future arrival of the LRT.” NL
