An exclusive estate development situated in the Alberta Foothills, only twenty minutes from Calgary’s city limits, MonTerra on Cochrane Lakes, is a unique 620 acre development encompassing extensive woodlands, greenspace, 240 acres of natural lakes and ponds, and of course, magnificent panoramic views of the Rocky Mountains.

Colleen Baxter, Sales Manager for MonTerra, explains how Cochrane Lake, a federally owned 180 acre lake, is being refurbished and brought back to its natural state by Medallion Cochrane Lakes Land Development Corp., the lake being a “very unique element” in this family-friendly community. Around the big lake and reservoir, there will be four miles of walking paths, park benches, and a special area in Phase One where residents can relax in a gazebo surrounded by natural ponds to watch the local birds and wildlife. “MonTerra on Cochrane Lakes is an elegant estate community where nature and luxury intertwine”, she adds.

There are plans for approximately 875 homes within MonTerra, including 112 home sites in Phase One and 175 lots in Phase Two.  Another benefit to MonTerra is that residents can enjoy estate sized home sites ranging from one quarter to one third of an acre.

“Architectural guidelines are in place,” she continues, “to allow our customers to plan their dream homes; but to maintain consistency in MonTerra, historical home style themes include Prairie, Arts and Crafts, Craftsman, Tudor, Ranch/Farmhouse, Colonial and Georgian styles.”

“MonTerra is a bareland condo project.  We have our own urban services, such as water, sewer, paved roads, curb and boulevard maintenance, snow removal and trash pick-up, all of the convenient urban services one would find in the city, yet it feels like a world away. A community centre, tot lots and commercial site are in the future plans for MonTerra.”
