Country Estates
Small townn charm bordering the Sheep River
AS CALGARY’S POPULATION continues to soar, more and more people are looking into the finer things in life such as clean, fresh air, tranquility and yesteryear’s traditions of a wave or friendly ‘hello’ for a neighbour. That’s the essence of country or small-town living, and it’s not easy to find in or near Calgary.
You will find it in Okotok’s Cimarron, where residents enjoy the peace and security of small town living yet still have the quick and easy access to the big city and all of the shopping and other amenities that go with it.
As a master planned community designed for families at every stage of their life, from affordable homes for first time buyers to villas for retirement living, Cimarron is pleased to unveil three new showhomes in its most upscale and desirable neighborhood yet – Country Estates.
Cimarron’s Country Estates are a nature lover’s dream. The community’s prime natural location borders the banks of the stunning Sheep River. With a backdrop featuring lush prairie and towering mountains alike, a spectacular setting will greet its residents with every morning sunrise.
Recreational opportunities are around every corner, and developer Tristar Communities Inc. is committed to building communities that are environmentally sensitive to ensure healthy spaces are the root of each community.
Architectural guidelines exist throughout Cimarron, to ensure each home looks great but also to ensure high property values well into the future.
Located on a land expanse of 640 acres, Cimarron is the perfect place to call home.
“Cimarron has so many amenities for so many different market segments,” says Moez Moledina, general manager for Tristar Communities. “Once you buy a house in Cimarron, you won’t have to move of the community,” he says, adding townhouses, apartment condos, single family homes, estate and country estate homes and retirement villas will ensure the community has a wonderful mix of people of all ages.
And there are amenities for people of all ages. High schools, elementary schools, churches, recreational facilities including health clubs and golf courses, daycares and great shopping including Wal-Mart, Canadian Tire and Sobeys are all nearby.
For those who choose to live in the prestigious neighbourhood of Country Estates, they’ll enjoy peace and quiet in an exquisitely designed modern home.
Lot sizes are a generous 65 to 75 feet wide by 160 to 180 feet deep. With a lot that large, it’s easy to imagine the types of development you can build right in your own back yard.
“Homeowners can have a putting green, swimming pool, basketball court or even a studio suite in their backyard,” says Moledina, adding one of the major benefits of Country Estates is that residents don’t have to deal with septic systems or wells. “Our lots are fully serviced. They’re perfect for those who are living on acreages now, but don’t want to put in all of the work that is involved in acreage living,” he explains.
Each home will, feature the latest in energy and water conservation engineering, as well as other modern touches such as large windows.
Country Estates will eventually consist of about 200 lots in Cimarron. Builders Lask Homes, Assured Homes and California Homes each have show homes open. California Homes is excited about unveiling its gorgeous new show home in just a few days.
“Country Estates is really a great concept which is an upper end country residential concept,” says Bernie Janz, co-owner of the family-owned California Homes. “Tristar is doing an absolutely beautiful job in Cimarron,” he says, adding the neighbourhood is akin to “the low-key elbow valley concept.”
California Homes’ show home is a 2,000 square foot bungalow that features all of upscale and modern features that homeowners want today. “We cater very much to empty nesters and a more mature audience,” says Janz. The show home features a triple attached garage with a double detached garage in the back that comes with a studio suite above the back yard garage.
Some of the many spectacular features of the California Home includes radiant heating throughout (including in the garage), six inch custom plank alder floors brought in from Portland, custom built woodwork features throughout the home, three bedrooms in the basement, which also features a wet bar. Fireplaces are found throughout the house, with three on the main floor, one of which is an 11-foot-high fireplace in the kitchen. A covered patio is yet another stunning bonus in this exquisite home. “We design all of our homes specifically for the strength of each lot. This is called site specific architecture,” explains Janz, adding California Homes will be building about ten estate homes in Country Estates during this first phase. NL
