One of Calgary's largest-growing communities is now home to yet another great first or second move-up show home. Sterling Homes currently has two beautiful show homes in Royal Mews, located in the North-west community of Royal Oak.

The Heritage 2A is one of these, and has a lot more to offer than just a great floor plan; it’s also in a great community. Offering a spectacular view of the Rockies, Royal Mews also offers 35 acres of natural green space, three ponds and of course the rugged ravine and the intricate pathway system. This community is minutes away from all the great amenities anyone could want, and a short drive to the majestic Rocky Mountains. This 2095 square foot home offers a two-car garage, three bedrooms, two and a half baths and an incredible open-concept design that is as functional as it is attractive.

As you enter the front foyer, you immediately notice that the floor plan derives its open-feeling from the stub-walls and archways that provide walls that still allow each room to be viewed from the one adjacent to it. The front entrance looks into the great room through one of these elegant archways, and the great room and kitchen-dining area are divided by a wall that is more open archway than it is a wall. This wall allows each room to be more versatile when it comes to furniture placement, while still allowing light to flow generously through each room creating a spacious open-feeling on the main floor.

The great room includes large bright windows and a beautiful tiled gas fireplace, adding to the elegance of the room. The kitchen is very spacious and includes an island with yet another stub wall that separates it from the eating nook. The garden doors lead out to the deck, and the corner windows above the sink area add to the sunny atmosphere of the room. Warm cabinetry, lots of counter space and the walk-in pantry make this kitchen a pleasure to work in, while making it a pleasant place for families to visit while meals are being prepared. The doorway leading from the kitchen, through the laundry room and into the attached garage makes unloading groceries less of a chore, as well as eliminating the traditional trip to the basement to do the laundry.

The stairs to the second level are located at the front entrance, and are open to above so that you can look down and see the foyer from the stub-wall in the upper hallway. On the way up to the bonus room, there are decorative tiers that offer a place for plants or other decorative elements. The light from the huge bonus room keeps the stairway lit, and also serves to illuminate the hallway leading to the bedrooms. The large bright windows, and the vaulted ceiling add to the spacious feeling of the room, and allow it to be yet another versatile area of the Heritage 2A. Whether you need a bright working space for the family, a great library or the perfect place to entertain, the bonus room can virtually become whatever you can imagine. As you move down the hall past the tow secondary bedrooms and the main bath, you come to the roomy master bedroom and its fabulous ensuite bathroom.

The master bedroom is a large bright affair with sizeable windows and enough space for your largest bedroom furniture suite. As you enter the ensuite you have a huge walk-in closet to your left and a large double glassed-in shower stall on your right. Separating the shower area from the rest of the bathroom is another stub-wall, and beyond this are separate sinks and vanities on either side of this elegant room. What will undoubtedly catch your eye however, is the bathtub which has been built into its own nook with decorative shelving on either end, each visible through openings in a wall, and a huge archway leading to the large soaker tub itself. The whole design creates the effect of some royal bath, and the large window with attractive shades allows this room to be bright and sunny or luxuriously private.

This entire home is full of unique design features inside and out, from the covered porch at the exterior’s front entrance, to the archways throughout the interior. The Heritage 2A is sure to inspire those who visit it and get them thinking what it would be like to actually live in this beautiful home. With the base model starting at $232,000 plus lot and GST, the price is appealing as well. Doug Heimlick, Manager of finance and administration with Sterling Homes, says that the Heritage 2A is definitely worth it. “This is just a fabulous home,” says Heimlick. “It has been a very popular home for us, especially with the large bonus room on the upper level.”   NL
