Evergreen Grove

Homebuyers find their comfort zone in SW Calgary

Get ready for more excitement in Evergreen! As the latest addition to the ever-growing southwest community of Evergreen, Evergreen Grove makes up a cozy corner with easy access to all the amenities (schools, shopping, recreation, medical care and public transportation to name a few) of this popular area, but still with plenty of green space. “Evergreen Grove is close to and linked by pathways to the vast Fish Creek Park,” says Kelly Blenkin of WestCreek Developments Ltd, the developer for the community.

“Shopping is right next door in the Shoppes of Bridlewood, and Evergreen Grove will have its own convenience store. A 4.5-acre central park will be built this summer, and this will be the focal point of the community.”

The well-liked Evergreen area has been around for several years now, but it continues to grow in leaps and bounds because of its many desirable attributes. By being located within Evergreen, Evergreen Grove simply reaps all the benefits of the community by default. “A southwest address in Calgary has always been a great address,” comments Blenkin. With the high rate of home sales in the area, it seems that many homebuyers agree.
The park community consists of both garageless and garaged homes to choose from, as well as a townhome community. “WestCreek chose the three single-family homebuilders of Stepper, Shane and Today’s Homes together with Today’s Communities for the townhouse project based on their excellent reputations and track records in the marketplace,” explains Blenkin. “Service, innovation and affordability were key factors in their selection.”

Made up of 114 single-family lots with and without attached front-drive garages, this development is so new that you can still smell the paint drying in the newly opened show homes. First up is the Today’s Homes’ show home. Today’s Homes is part of the Unity Builders Group, which includes Elite Homes, Greenboro Homes, Alpine Homes in Canmore and Today’s Communities (the multifamily division). Known as the Elena model, the three-bedroom, 1827 square feet two storey offers a main floor with well-defined spaces. For instance, the kitchen is separated from the great room, but the two are linked through a cut-out in the wall so you can still see into each room. This offers a nice division of space and yet still allows people to communicate between the rooms.

Upstairs, you’ll find a convenient second-floor laundry room plus a large bonus room. The master bedroom comes with a four-piece ensuite including a large corner bathtub. The home comes complete with a gas fireplace, kitchen appliances and your choice of oak, maple or white cabinets. It features lots of windows giving the home plenty of light as well as classy architectural features such as large archways. Today’s Homes offers 12 different floor plans ranging from 1070 to 1840 square feet for the area depending on your choice of lot. Garaged homes start in the $220,000s while garageless homes start in the high $180,000s.

Next door at the Shane Homes show home, you’ll find the Everwood model, a 1785 square feet two storey. This floor plan is available at four different front elevations and offers several optional nook extensions, kitchen and mud room layouts, and garage extensions. As soon as you step in the home, which shows off the quality and design that Shane is known for, you can’t help but enjoy the plushness of the thick shag carpet throughout. (“It’s definitely making a comeback,” affirms Jeff Brodowski, Area Manager for Shane Homes.) The marvellous carpet is just one of the many great features of this home, and of course, if you aren’t into the shag, you have many other selections to choose from.

The kitchen comes equipped with striking granite countertops, your choice of oak, maple or white cabinets, full ceramic tile backsplash and all appliances including a washer and dryer — all of which are standard features. The show home’s version shows off dark granite counters complemented by dark tile backsplash (made up of the beautiful small mosaic tiles) and stark-white cabinetry. The contrast is dramatic. Tile flooring in the kitchen, nook, hall, front entry and half bath, and woodwork throughout is also standard. The main floor also highlights an IT Centre, perfect for a small office area. On the second level, enjoy a family room with a contemporary corner fireplace and three bedrooms — the large master showcases the walk-in closet and the optional four-piece ensuite, and as with Today’s Homes, you’ll find a second-floor laundry room. Shane Homes has 14 plans ranging from 1713 to 2443 square feet available for Evergreen Grove, and they start in the $240,000s.

Across the street, you’ll find the Stepper Custom Homes show home, which demonstrates a plan without a garage. The 1312 square feet Oakdale model is also a two-storey that showcases a large family room, spacious eating nook and inviting kitchen equipped with a central island and all appliances. The upper level holds three bedrooms including a large master suite with a walk-in closet and ensuite bathroom. With Stepper, you can also choose from several floor plans, though currently, they have already sold all of their front-drive lots. Nevertheless, you can still choose from a number of character homes that offer a friendly front-porch atmosphere.

“Evergreen Grove is a very unique pocket within Evergreen with its arts and crafts architecture,” explains Corri-Lynn Deitsch, Area Manager for Stepper. “It gives buyers the opportunity to do something different with their homes.” Stepper has been building “Calgary’s sexiest homes” for the past 48 years, and with their Evergreen Grove homes, they continue to create homes that are modern, elegant and functional. Their garageless product starts in the $180,000s.

About two blocks over, you’ll discover Eversyde at the Park, a Today’s Communities’ (also a part of Unity Builders Group) townhome community that will surround the future park. “We’re very excited about Eversyde at the Park,” exclaims Blenkin. “Its strong architecture and views of the common will be second to none.”

The stylish two- or three-storey townhomes will be in the Craftsman style with English Tudor elements, and most of them will face onto parks, ponds or both. Buyers can choose from several floor plans ranging from 1050 to 1473 square feet with three bedrooms, two plus a den/loft, two masters or walkout units. They can also choose to have single or double attached or detached garages. Standard features include 3 inch casings and 4 inch baseboards, Frigidaire appliances, raised or extended eating bars, aluminium blinds throughout and concrete patios. The biggest selling feature is definitely its location around the large park — such a considerable green space will make for a very pleasant, quiet and desirable living area. Prices range from the mid-$160,000s to the high $210,000s. While the show suites should be ready by mid-February, possession dates can take place as early as March.

Overall, Evergreen Grove makes up a welcome addition to Evergreen. While the area is still waiting for its street signs and lamps, lots are already selling. Blenkin is quick to point out that there aren’t that many lots in total, and they are all priced to sell. “This is one opportunity that won’t last long!” he exclaims. With all its established amenities and beautiful green spaces, Evergreen Grove is definitely worth checking out.

The Shane Homes’ and Today’s Homes’ show homes are ready for viewing while the Stepper show home is officially opening February 12.
