Life at the Lake just got better thanks to Cidex Signature Homes

A couple of kilometers south of Calgary in the prestigious neighbourhood of The Lake at Heritage Pointe, life is good. And, if you live in a home like the exquisite show home built by Cidex Signature Homes, exhibiting their philosophy of quality workmanship and commitment to total customer satisfaction, life could be even better.

"This is a new design," says Kata Micciolo, Area Sales Manager, of the Amarada model.

Tastefully decorated in a modern style with traditional touches, the Amarada is 4366 square feet on the main and upper levels, boasting a two storey front entry, separate music room and a great room featuring a magnificent cultured stone fireplace. The walkout basement has been fully developed adding 1990 square feet of living space, including one bedroom with walk-in closet, shower and double bowl sinks, cork floors, a wet bar, wine room, plus generous sitting areas enhanced by a maple pillared fireplace. The home features spectacular views of the Rocky Mountains, Alberta Foothills and Pine Creek Valley from all three levels.

The Amarada is unique in its features and décor. It is built for entertaining with a floor plan that flows smoothly from one room to another, including the large dining room and kitchen. A huge eating area, breakfast bar and three-tiered island, stainless steel hardware and appliances, including a Wolf gas stove and microwave oven, Jenn-aire refrigerator, and Blanco sink make up the dream kitchen. A distinctive bamboo backsplash adds panache to the area and is repeated in the master suite's shower. Black stained oak cabinetry sets off the granite countertops and ceramic tile flooring. The main floor den has built-in cabinets ready to hold books and collectables and shares the view as well as the double-sided fireplace with the great room.

The Amarada has five bedrooms. The first master suite has two niches on either side of the double French doors with large windows framing fantastic views. The ensuite showcases a very large glass enclosed shower with body sprays and rain showerhead. The double-jetted tub, make-up table and double vanity with bowl sinks, along with a huge closet complement the master suite beautifully.

The revolving mirror/shoe rack is not to be missed. (This feature is also found in the generously sized mudroom/locker area off the garage.) A second master bedroom is located in a separate wing of the house. It can be used as a guest, nanny, or mother-in-law suite. There are two additional bedrooms upstairs, both with large closets and built-in shelves. These spacious four bedrooms and a loft area are accessed by the stunning circular open riser staircase.

In this era of predicted higher energy costs, the Amarada has several environmentally friendly features such as low flow toilets, low emissivity (low-E) windows, programmable thermostats, and two high efficiency furnaces. The laundry room contains a side-by-side Frigidaire front-loading washer and dryer. In the utility room, there is a 180-gallon hot water tank and a boiler for the heated floors in the basement and garage. You will also find an air conditioner for those anticipated hot summer days.

The home includes a triple garage and circular aggregate driveway. The exterior is stucco and cultured stone, with three pillars and large arches at the entry.

The price to build this plan is $850,000 plus lot and GST, as the model home has been sold.

"Lot sizes range from 55 feet to 78 feet wide and up to 250 feet in length", confirms Micciolo. She also says there are a few ridge lots close to one acre in size. Lots in Phases  V & VI range from $145,000 up to $350,000.

Lots in Phase VII, released at the end of September 2005, range from $105,000 up to $470,000.

The Lake at Heritage Pointe is a master planned community, filled with recreational opportunities including golf, cycling, walking, jogging and water sports. There are more than 30 acres of environmental reserve within the area, a playground and, of course, the 28-acre lake with beach and dock. Residents have their own beach club, 7 acres of private park, and an upper pond. At the Heritage Pointe Golf Course, rated one of Canada's top public courses, you will find 27 holes of challenging golf plus a golf academy.

Residents of The Lake at Heritage Pointe pay an annual fee of $900 for the maintenance of common areas, community amenities and infrastructure. Only residents of this lake community have access to the lake. "The Lake at Heritage Pointe is projected to be sold out in one year", states Kata Micciolo. In total, Heritage Pointe will consist of only 500 single-family homes when its completion is targeted for 2007.
