Goes metro in the ‘burbs’

The Metro, a versatile two-storey model from Innovations by Jayman, is a home for the new century: adaptable, energy-efficient and right-sized. The basic version, with three bedrooms, one-and-a-half baths, and a front-drive double garage, comes in at 1,525 square feet. Buyers can choose options – including a choice of two bonus rooms, a loft and a private bathroom for the owner’s suite – that bring the floor area up to as much as 1,759 square feet.

For many families, and empty-nesters too, that’s a comfortable amount of space – roomy, but not too large for easy maintenance. And operating costs will be kept down by the  many energy-saving features that are standard in homes from Innovations by Jayman.

The Metro is currently on display in Evergreen Ridge, at 529 Everridge Drive S.W. The base price is $236,900 including GST.

Buyers can customize their Metro model starting from the curb: three distinctive front elevations are available, with various roof, window and trim variations. Front yard landscaping, including sod, one tree and three shrubs, is standard.

Visitors are welcomed to the Metro by a two-storey foyer, with a conveniently large coat closet, offering a discreet view of the great room, three steps up from the entry. Glass in the front door, and a window on the second floor, fill the entryway with light.

The dining room and great room are at the rear of the main floor, with large windows and a sliding glass door looking onto the back yard. A deck off the dining room is optional.

The great room has a gas fireplace in a traditional-styled surround. The show home displays an optional upgrade, with the fireplace and a niche for a large TV both in a tile surround, with display shelves above.

The dining room, ten by 12 feet, and the great room, about 13 by 19 feet, combine to create a welcoming space for formal or informal entertaining.

The kitchen is well-supplied with laminate work surfaces, plus appliances by GE, a Kohler sink and a Moen single lever faucet with vegetable spray.

Practical features in the kitchen include an eating bar on two sides and a pantry closet beside the entry from the garage. A full appliance package including refridgerator, over-the-range microwave, and washer and dryer are all included in the base price.

A combination powder room and laundry room is also in the garage access area, along with a storage closet.

Upstairs, the standard model of The Metro features two bedrooms plus an owner’s suite with a walk-in closet. The luxurious bathroom, which includes a six-foot soaker tub and a large shower stall, is shared  among the three bedrooms. A pocket door gives access from the owner’s suite.

For many couples this may be a preferable arrangement, but an option priced at $5,651 adds a private bathroom to the owner’s suite. The ensuite includes the soaker tub and shower stall, while the hall bathroom has a tub-shower combination.

Other floorplan options are available upstairs. The show home displays one possibility, an open but intimate bonus room at the top of the stairs. This $7,337 option adds 173 square feet of family space to the second floor.

A larger bonus room of 234 square feet, is also available for $9,326.

A small loft with a TV shelf can also be added, replacing the two-storey foyer. This 71 square foot option costs $2,765.

For more living or recreation space, the basement has oversized windows, a painted concrete floor, insulated walls and rough-in for a three piece bathroom.

Energy efficiency in The Metro begins with Energy Smart R-40 insulation in the attic and Jayman’s Quantum Performance Wall System, with an R-value 34 per cent greater than conventional 2x6 walls.

The 92 per cent efficiency direct vent furnace and power vented hot water tank further reduce operating costs, while Kohler Wellworth low flush toilets cut down water bills.

Altogether, it’s an attractive package. Jayman sales representative Chuck Leclerc reports strong interest from a wide range of demographics, from first-time house buyers to empty-nesters looking to downsize. The Metro is a home whose time has come.
