Exclusive Homes by Avi Community Features Extra-Large Lots

Homes in the well-situated Tuscany Springs area, in one of Calgary’s most sought-after communities, are now available on larger lots – with two new, larger floor plans recently made available as well. Homes by Avi has a variety of lots still available in Tuscany Springs, with some wider than standard lots allowing for larger homes.

Homes by Avi is the exclusive builder in Tuscany Springs, a combination of two phases of Tuscany, situated right next to Tanglewood. The builder is offering a number of Craftsman and Tudor style floor plans on the remaining wide and shallow lots. The dimensions of the lots allow for wider, larger homes, while also keeping yard maintenance to a minimum, says Steve Hobbs, marketing manager for Homes by Avi. He points out that this is perfect for the small family that wants the advantages of a yard but would rather put their time into family activities than yard maintenance.

Along with a number of floor plans that have been available in Tuscany Springs for about a year, Homes by Avi has just released two wider plans designed to fit on the uniquely shaped lots.

Bob Clark, Vice President Calgary Land North for Carma Developers, says, “We were interested in working with Avi on the Tuscany site because of the novel concept they wanted to introduce. They wanted a wider lot that still allowed for the provision of an affordable style of housing, targeting a mid-level estate market. With the wider lots, we have appealing elevations that create an eclectic streetscape.”

The exteriors of the larger floor plans, the Cloverdale and the Bakersfield, flow well with the other homes in Tuscany Springs. All the homes being built on these wider lots have attractive front elevations, owing to the extra space given to front verandas, says Hobbs.

“Instead of garages dominating the front appearance of the house, it’s more like a 50/50 split, and your front elevation is much stronger,” says Hobbs.

Tuscany Springs salesperson Peter-John Woolf agrees, adding, “the details on these are awesome. There’s not too many streets in Calgary like this – it’s so unique. The porches are so inviting.”
Of the new, larger plans, he says, “They’re a lot bigger, and grander, in a sense, from the outside.”

Not that the previously offered plans were less than grand. As Hobbs points out, the three show homes in the Tuscany Springs parade – the Abbotsford, the Belmont and the Grandville – suit the needs of buyers, and are the top sellers in Tuscany Springs.

Walking through each, it is easy to see how these plans fit well with the lifestyle of a young, professional couple or a growing family. In the 1577 square foot Abbotsford, the front den acts as a relaxing office space, while the open concept kitchen and dining room are great for entertaining. Upstairs, three bedrooms include the master suite with a spacious walk-in closet and ensuite bathroom.

The 1648 square foot Grandville also features an open main floor that lends itself well to entertaining, as well as a den off the front entrance. Again, the master bedroom boasts an ensuite and walk-in closet, with a window in the closet making it a sunny nook in which to prepare for the day. Here, the laundry is located on the second floor.

The 1716-1726 square foot Belmont shows, perhaps, best of all, with a sophisticated main floor seemingly designed to entertain guests. At the front of the home, a formal dining room greets visitors. The home then opens up into a stately kitchen, dining area and great room. Upstairs, the master suite features a luxurious ensuite and walk-in, and each of the other two bedrooms boasts its own small walk-in closet.

Each home features tile and hardwood floors and Berber carpet, a gas fireplace in the great room, and a breakfast bar in the kitchen. Lots with rear basement walk-outs are still available.

Inside, buyers get what they want with a number of customization options available allowing them to add square footage. Buyers also receive a full consultation at Homes by Avi’s Selection Centre, where they can choose the majority of their interior selections. If you’re thinking of buying a Homes by Avi home and would like to see the interior design selections in advance, stop by the Selection Centre during open house hours, every Saturday from 9 am to 5 pm.

Outside, the community amenities in Tuscany add to the draw of Tuscany Springs. Walking trails, the ravine that runs through the community and the exclusive Tuscany Club recreational facility all help to make Tuscany a family-friendly community.

“This is one of the most sought after communities (in Calgary),” says Hobbs, adding that quick access to downtown is also attractive to buyers.

Hobbs also points out that when you buy a Homes by Avi home, you enjoy the standard Homes by Avi two-year warranty, as well as the security of the builder’s 27 years in the industry.

Homes in Tuscany Springs start in the $270,000s, including home, lot and GST.

The Abbotsford, Grandville and Belmont show homes are located on Tusslewood Drive NW and are open from 2 until 8 p.m., Monday to Thursday and from noon until 5 p.m. on weekends and holidays. To find the parade, turn onto Tuscany Blvd. From Stoney Trail NW and follow the Homes by Avi signs.
