Builders lining up for lots in Langdon

Just 20 minutes from Deerfoot Trail, on Glenmore eastbound, is the idyllic community of Langdon. You may not have heard of it, and you probably haven’t been there, but now might be the time to check it out. Greencor Developments has just opened a new four-show home parade in their Langdon community of Crossings West, and even though it’s not summer yet, you can practically here the crickets chirping.

Peter Loats, president of Greencor Developments, says that his company started out in Langdon in 1995 with the community of Langdon Crossing, and they have had great success in the town ever since.

Though Langdon is definitely a small town, with its main street modeled, in fact, after how it would have looked like in 1908, it also boasts a surprising number of conveniences – from a pharmacy and pet store to a chiropractor and travel agents. There is also a school, which serves kindergarten to grade eight, a golf course in the works, and a curling club, as well as a variety of other recreational pursuits.

The new show home parade, located at 30 Brander Avenue in Langdon, is open from 4 to 8 pm, Monday to Thursday, and from noon to 5 pm Saturdays, Sundays and holidays, and features show homes by four different builders.

The Cross II, by Glenwood Homes, is cozy and fits perfectly in the rural surroundings. The main floor features a den, located off the front entrance, with the home opening up at the back to the kitchen, dining area and great room. This bright, open space is welcoming and features marble countertops, island and corner pantry in the kitchen, and fireplace with stone surround in the great room. The back hallway from the kitchen gives access to the laundry room, mud room and garage.

Upstairs, the master bedroom is home to a very bright ensuite, with corner windows over the soaker tub, a large shower and a spacious walk-in closet. Also on the second floor are the second and third bedroom, the main bath and the bonus room, located through an archway. The Cross II measures 2089 square feet and the base price, including all the upgrades seen in the show home, is $253,700 without lot or GST. Lots in Langdon Crossings West start at around $69,000.

The 2208 square feet Continental by Prominent Homes Ltd. welcomes you with an airy front entrance, featuring a volume ceiling to the second floor. From here you step into the great room, where a two-way fireplace looks through to the dining room. A large window in the dining area lends brightness to the entire dining and kitchen area, which features marble countertops, richly hued cabinets and corner pantry. A hallway leads off the kitchen to the mudroom, guest bathroom and staircase. The main landing of the stairs offers access to both the back hall and the foyer, splitting to lead down in either direction.

Upstairs, the master suite is very spacious, with a unique walk-through closet situated behind a partial wall at one end. This partial wall also acts as feature shelving above the bed. The ensuite features a his-and-hers vanity and shower with seating for two.

Closet space is the name of the game in this home, with the other two bedrooms each featuring a walk-in closet. The second floor also features the open-to-below bonus room, as well as the laundry room.

The Continental is customizable, with an alternative laundry area in the downstairs back hall, and the master walk-through closet ready to be turned into his and hers closets. Prominent Homes area manager Tom Owens explains that the designer of the home lives in the area and will create a new line drawing of the floor plan according to your wishes on the spot. The base price of this home, not including lot or GST, is $189,900.

Coco Homes offers the 2057 square foot Priddis, a unique home with distinctive archways on both floors. Stepping through the front door, you find yourself at the edge of the great room, where a fireplace with molded mantel and wrought iron screen sits, and looking through a wide archway to the open kitchen and dining area. The den is located through French doors in the foyer.

The kitchen features an angled island with eating bar, corner pantry, and desk with niche shelving. Another archway leads to the laundry room, guest bathroom and garage entrance.

The main stairway is forked, leading back in one direction to the bedrooms and straight ahead to the bonus room. The master ensuite in this home features a corner soaker tub, shower with seating and vanity with space for seating, with a separate walk-in closet. There are two other bedrooms as well as the main bath on the second floor. Not including upgrades, lot or GST, the Priddis starts at $213,400.

The final show home is by Classic Craft Homes. This 2234 square foot home starts at $206,000 and features a main floor den and open concept great room, kitchen and dining area. From the kitchen, the angled island with eating bar overlooks the bright great room with vaulted ceiling, large windows and stone and maple fireplace. The kitchen also features a corner pantry. Stairs from the front entrance lead down to the basement or up to the second floor. Upstairs, a large, bright bonus room overlooks both the front and back yards. Two bedrooms sit across the hall from the master suite, which features a six foot soaker tub and walk-in closet.

To find Langdon, simply follow Glenmore Trail east, out of Calgary and onto the prairie. You’ll come across Langdon, and Crossings West, about 15 minutes outside of the city.  NHS
