Take a Walk in the Park
“Parks, parks, parks” – this is the highlight of Cooper’s Crossing in Airdrie, according to Paul Gerla, development manager of WestMark Holdings Ltd. Acknowledging that most people prefer their house to back onto even a small area of green space rather than someone else’s backyard, WestMark has incorporated as much park land as possible into their newest community in Airdrie.
When all is said and done, almost half the homes in Cooper’s Crossing will back onto green space. The park system winds its way through and around the different phases of the community, giving residents plenty of space to unwind, as well as a safe area for the kids to let off some steam.
“It’s so much safer to have your kids playing on this pathway, versus on the sidewalk,” Gerla points out. “To get them off the street and into the park system – I think a lot of people are seeing the plus of that.”
The park system includes a variety of landmarks, from bridges and water features to benches and picnic areas. The landscaping has been carefully planned to ensure that a few years down the road, a canopy of trees will shade the pathways.
“We’re really proud of the park system,” says Gerla. “It’ll be like a huge backyard that you don’t have to cut.”
He predicts that in years to come, Cooper’s Crossing will come to be known for its parks. When people hear the name, they will automatically ask if your home backs onto the park.
Gerla states that WestMark’s goal is to create Airdrie’s finest community. He says that everything from the quality of the entrance feature to the quality of the homes to the quality of the plants in the park is just that much better than what was already available in Airdrie. This is a big compliment to the Cooper’s Crossing builders as well – Gerla points out that WestMark accepted only the best floor plans for their showhome parade, which includes Beattie, McKee, Talisman and Trillium Homes.
Everything right down to the street layout has been meticulously planned to be aesthetically pleasing. There are no straight lines or blunt ends in the street system, and instead of running on a straight grid, streets in Cooper’s Crossing are curved and wind their way through the neighbourhood, featuring views of lush green space along the way.
Getting into and out of Cooper’s Crossing is a snap, whether you’re on a short trip to the nearby Co-op, on your way down Main Street Airdrie to run errands, or returning from work in downtown Calgary. There are two entrance points: one off of Big Hill Springs Road, just west of Main Street, and another, further south on 8th Street. The commute into Calgary is shockingly quick – it takes a mere 20 minutes to get to the 4th Avenue flyover.
WestMark is a very small, family-run company, and because of this, says Gerla, they are especially “dedicated to making sure that this community works out.”
The community is still in its early phases, but buyers have caught on to the possibility of houses backing onto park space. “We’ve got more than enough lots to accommodate (the demand), and I think that’s why we’ve been so successful,” says Gerla. “We were the second most active community in Airdrie last year.”
Cooper’s Crossing’s first estate phase will open this year, featuring lots that are 50 to 60 feet wide. There is also a top-quality multi-family project being developed in the community. And in case you needed another reason to buy, Gerla points out that homes in Cooper’s Crossing have been appreciating faster than in any other Airdrie subdivision for two years in a row.
