Cooper’s Crossing — where life and lifestyle intersect

If you have ever wondered what it would be like to live in a truly classic neighbourhood with an abundance of green spaces, streets lined with charming homes; a place where neighbours wave hello and the small-town friendly atmosphere welcomes you each and every day, then you will want to visit Cooper’s Crossing in Airdrie. Only a short drive from Calgary, Cooper’s Crossing also boasts its own great amenities all within walking distance.

The community derives its name from the Cooper family who farmed the area for over 100 years, and even today members of the Cooper family still live in the Airdrie area. WestMark Holdings Ltd. opened the first show homes in Cooper’s Crossing in 2000, and the 320-acre neighbourhood is approximately halfway through its anticipated 2,000 home development.

Paul Gerla, Development Manager for WestMark, says that Cooper’s Crossing is situated on a gentle hillside in southwest Airdrie with views of the mountains and rolling prairies, and even a glimpse of the tallest buildings in downtown Calgary. He admits that much of Cooper’s Crossing’s charm comes from the tremendous amount of park area, scenic ponds, playgrounds and the extensive network of park trails, however he is quick to add that the neighbourhood has an abundance of other more practical amenities as well.

“Cooper’s Crossing is fortunate in that a wide variety of schools, major shopping and recreation facilities are all within walking distance,” says Gerla. “Two schools currently border the community to the north and west. One can also walk to neighbouring Sierra Springs on Main Street, where you’ll find a Wal-Mart supercentre, Home Depot, Co-op, several restaurants and more.

Of course there is more to a great neighbourhood than its surroundings, so Cooper’s Crossing will offer a nice balance of multi-family, single family and estate homes. Gerla says a limited number of very nice lots remain in phases 15 and 16, ranging from 38 to 46 feet wide, all backing directly onto a park. However, later this month WestMark will also be releasing phases 17 and 18, which will feature lots for four different home styles.

“These newest phases will include Estate and Move Up homes with front garage, along with Classic Estate and Move Up homes with rear lane and rear garage,” says Gerla. “Remarkably, none of the 148 lots in these phases will back directly onto other homes. Most Estate lots will either back directly onto park or water, while Classic Estate lots will have a back lane. Move Up lots will back onto park or lane.

Currently homebuyers can view three attractive show homes in Cooper’s Crossing. Copper Rock Homes, Homes by Avi, and McKee Homes are all offering beautifully designed homes that complement the neighbourhood, and WestMark is now proud to announce that Artigiano Developments, a new division of Laratta Homes, will soon be offering estate homes in Cooper’s Crossing.

There’s more to WestMark’s dedication to Cooper’s Crossing than a company building a good community however; there’s a more personal aspect involved. “WestMark is a family owned company that has been operating in Airdrie for over 20 years,” says Gerla. “My brother Keith and I both work at WestMark, and we also live right in the community.”

Cooper Crossing’s Move Up homes start in the $400,000 range and the Estate homes start in the high $600,000’s which is very comparable to other communities in areas with less to offer.

The future of Cooper’s Crossing is definitely bright, and 2010 will be a big year for the community with the development of the central pond and an eight-acre school site with toboggan hill.
