The lure of the lake

Mahogany presents the fun side of lakeside living

The gently lapping waves along Calgary’s newest beach presents an idyllic scene on a hot late summer afternoon, but the tranquility is soon broken by the splashing feet and squealing laughter of children playing along Mahogany’s lake. And this is just what the developers of Calgary’s largest lake community envisioned it to be.

“Whereas other new lake communities in Calgary offer a ‘cottage’ style of living, Mahogany offers a more vibrant, active community where families are connected by a range of activities for all energies and interests,” says Scott Hamilton, Senior Manager, Marketing & Communications for Hopewell Residential Communities LP, Mahogany’s developer.

“Here at Mahogany, people can expect a family-friendly lifestyle complemented by lake living and urban amenities,” he adds.

In the four short years since the 1,200-acre development was approved by the City of Calgary in 2007, it has won the 2009 SAM Award for best new community and has gone on to become one of the liveliest and loveliest communities in the southeast.

This master planned community has the biggest lake in Calgary at 63 acres, and combined with its wide beachfront, offers a stunning 84-acre year-round outdoor playground. The first part of the beach was opened last year to the great delight of residents, and the lake has been the site of Hopewell’s annual Polar Bear Plunge fundraiser in the winter, which gives an idea of its year-round appeal.

Mahogany’s location just on the southern edge of the city by Highway 22X and Deerfoot Trail gives it a distinct advantage of being close enough to all amenities, but maintain its distance as a world of its own.

The developer says nearly 400 homes have already been purchased in this exciting resort-like community, which is projected to eventually see some 25,000 homes on build out.

“It will have and extraordinary mix of home collections, unique shops, restaurants, 265 acres of open space and parks, wetlands and beautiful streetscapes,” Hamilton says.

“Eventually this will include being able to access areas like the Urban Village and Main Beach by kayak or canoe, while also being able to walk from their home to the shoreline, huge urban Central Park, and shopping and nightlife. As ‘Calgary’s lake’ the Mahogany lifestyle offers a more dynamic way of life for a broader range of homeowners.”

It certainly is off to a good start, its Lakeland Collection of homes opened to great praise last year with a terrific collection of innovatively designed front-attached garage, move-up homes from Jayman MasterBUILT Homes, Stepper Custom Homes, Trico Homes and Sabal Homes.

A lot more is in store and this year saw the addition of a brand new Reserve Collection parade with estate homes by Baywest Homes, Calbridge Homes and 10-time Builder of the Year Morrison Homes. Sabal Homes also opened a new laned parade in the

Lakeland Collection, bringing the total number of parades to four, including seven different builders in four distinct home styles — namely attached homes, laned homes, front garage homes and estate homes.

“We also released the first lakefront homesites which will see the addition of homes from $1.4 million to the community. Thomson by Calbridge Homes will also open their Lifestyles Lottery Home in Mahogany on September 17th of this year,” Hamilton adds.

“Next year will see further development of the community’s Urban Village area, 74 acre wetland area, and brand new show homes. Mahogany will eventually be home to a variety of different housing options that will cater to a wide range of consumers.

Everything from condos and townhomes to luxury island estate homes on the islands of Mahogany Lake,” he says.

Currently, Mahogany is home to seven award-winning builders featured in three collections and four different housing options, ranging in price from the $330,000s to more than $1,000,000.

The Mahogany lifestyle, homes and collections, and community as a whole will attract a wide variety of buyers- from those looking to purchase their first home, those looking for more space for a growing family or anyone looking to live life to the fullest in a community that is all about ‘living life’.

“Mahogany’s popularity has really gained momentum as more and more people discover it and share the discovery with their friends, families, and colleagues,” he adds. “When complete in roughly 15 years, Mahogany will be Calgary’s largest neighbourhood.”

Hamilton says Mahogany separates itself on the comprehensiveness of its overall plan and vision. “Mahogany’s lake is larger, and is surrounded by a variety of amenities that out-scale any other new community in Calgary. With an Urban Village area with shopping, convenience and entertainment located just blocks from the lake, and the combination of open space, lake area and naturalized wetland areas, Mahogany offers a higher standard of community planning and living all at a competitive price.”
