Strong multiculturalism evident in Redstone’s success

There’s no party like a Redstone party. This young, culturally diverse community in the northeast threw a Pop-Up party in October to announce the new home products in the latest phase and the strong community bond was pretty evident even through the drizzly weather.

Redstone relishes its character of multiculturalism — where else can you see pizzas and samosas served at a party? A Bollywood dance party heated things up at the event and the vast array of new single- and multi-family home options underline the melting pot lifestyle of this Qualico community.

“The Pop-Up party gave residents an opportunity to meet their neighbours, and bring friends and family to the community. Prospects who want to call Redstone home got a chance to see the community come to life,” says Qualico marketing director Cheryl Heilman.

Redstone is a revolutionary community in Calgary’s northeast designed with careful attention to what matters most to homebuyers. Featuring two new school sites, a commercial development, a future LRT station and easy access to Stoney Trail.

Redstone, which is already approaching build-out, is one of Calgary’s newest established communities and has been a key part in the transformation of the New North residential area, as it presents a comfortable, affordable and lifestyle-centred approach to suburban living.

The Pop-Up party, held in the popular participark in the heart of the community, also served to introduce newcomers to the newly released duplex lots in phase 54. Also new here are front-drive lots, some which are zoned for secondary suites in phase 10.

“We also launched a $1,000 incentive for laned, duplex and front-attached new build products that will run until December 31,” Heilman adds.

Redstone already offers one of the widest ranges of housing choices in the northeast with everything from townhomes, duplexes, laned homes and front-attached garages — all with a focus on affordability.

“There is strength in diversity, and this is what Redstone offers, housing options that fit every lifestyle need and budget, which allows for plenty of flexibility,” says Heilman.

Available are townhomes from StreetSide Development (Townes of Redstone) and Avalon Master Builder (ZEN Redstone) starting from the $290,000s. Jayman BUILT has duplexes from the $400,000s and Trico Homes will be adding their own duplex models in the community soon.

Laned homes are from the $380,000s and are from Broadview Homes, JaymanBUILT, NuVista Homes, Shane Homes and Trico Homes. While front-garage homes are from Broadview Homes, NuVista Homes, Pacesetter by Sterling Homes and Shane Homes. They start from the $490,000s.

There are 15 show homes open in Redstone that expertly illustrate the easy and relaxed lifestyle available in the community. Townes of Redstone’s no-condo-fee townhomes also has an on-site presentation centre.

“Redstone also has lots zoned for secondary suits,” Heilman adds. This is another unique characteristic to this community. “The demographic that is purchasing in Redstone is very multi-generational families,” she adds, and having the option to readily develop a basement suite makes it an easier decision for them.

Secondary suites allows for a separate entrance to the home, a separate kitchen, and allows for more flexibility in the home, in particular in the future when the kids have grown up and the space can be used as a rental suite.

The diverse selection of homes gives Redstone its vibrancy. Its location near major amenities is a huge part of its appeal. The Genesis Centre for Wellness, several schools and shopping centres including CrossIron Mills, and the future Deerfoot City (what used to be Deerfoot Mall) are all a short driving distance away.

It may come as a surprise to many, but this community that only began construction in 2012 is already 75 per cent complete. “Redstone has the feel of an established community — with the opportunity to build a new home, and yet not live in an active construction zone for years on end.”

Some 1,115 homes have been sold here to date, making it one of the most popular communities in all of Calgary.

Redstone is conveniently located to close to Stoney Trail, Deerfoot Trail, Metis Trail and Country Hills Boulevard, which allows for an easy commute in and out of the community. It is close to a diverse set of employment hubs, including the airport, Peter Lougheed Hospital, and the various northeast industrial parks. Downtown is only 15 minutes away. “Having LRT stations nearby also helps,” and Heilman adds there are plans to extend the LRT tracks right up to the community. “It will add another convenience to our residents.”

The community itself promotes active living with its parks, pathways and outdoor recreation, including their unique “participarks,” which are outdoors fitness stations located along the pathways that promotes a healthy lifestyle and allows for neighbours to get to know each other. “The participark has really been popular with residents.” Heilman says.

Future lots in this 145-hectare community will provide unique home site opportunities, which will include our popular homes “fronting” onto a park, she says. “Additionally, new lots with front drive will allow larger homes to be built to provide opportunity for various home / family configurations.”

“Sales have been very brisk. People love the community,” Heilman says. “We’re getting buyers from other northeast communities who love the fact that they can purchase the type of home that they are looking for in the budget that they are looking at.”
