An exclusive community, a unique street profile, and a sumptuous interior layout — everything about Brookfield Residential’s Carmini II in Artesia at Heritage Pointe denotes luxury. And it only marks the beginning of what the multi-awarded home builder and land developer has planned for this estate enclave just south of Calgary.

The 1,877-square-foot luxury bungalow with its lovely, low-on-the-horizon Prairie elevation showcases Brookfield Residential’s intention to boost its luxury line. Carmini II and Artesia at Heritage Pointe actually puts together two of Brookfield Residential’s recent acquisitions.

The builder had purchased renowned custom estate home builder ALBI Luxury Homes in 2015 and, this year, had bought all 71 remaining lots in Artesia from the original developer, Heritage Pointe Properties. All with the aim of strengthening their position in the high-end homes market.

“We saw a unique opportunity to create an exclusive way to demonstrate the Brookfield luxury experience, and realized the vision that was created in Artesia over the last few years,” says Allan Klassen, Brookfield senior vice-president of housing and formerly president of ALBI Homes.

Located immediately adjacent to Calgary’s southern boundary, elevated on top of the ridge overlooking the Bow River, Artesia has blossomed into the close-to-nature community it had been envisioned to become.

It has accomplished this remarkable feat in an ecologically responsible manner that includes leaving nearly half of the 137-acre development to open spaces, and the use of an ingenious irrigation system that provides for residents’ watering needs. Artesia’s three storm ponds are not only aesthetically pleasing, but are used to redistribute collected storm water for irrigation purposes for both common areas and homeowners’ lawns.

Carmini II with its top-level, polished finish and impressive, high-ceiling design captures the grandeur of life in Artesia effortlessly. The Carmini II has one bedroom, one-and-a-half bathrooms and all the necessities for daily living on the main floor. But the developed basement capped by a gorgeous curving staircase puts the stamp of luxury in the home.

It all makes people want to see what else Brookfield Residential can come up with when they open new show homes here next year.

Talk about blending fashion and function; Carmini II certainly has both in spades. The flex room in front of the home brings terrific efficiency to the retired business exec or the stay-at-home entrepreneur by providing the perfect space for a home office. It can also work as a den, library or a guest bedroom with a Murphy bed.

The kitchen centres around a massive island with a sink and lowered eating ledge. There’s a stuning backsplash and stainless steel appliances, including a double wall oven. The fridge is integrated with the custom cabinetry.

Soaring ceilings, tall windows that bring the sunshine in, and the comfy, cosmopolitan fireplace at the centre of the living room certainly brings an enviable wow factor in the home. Brookfield Residential aims to take this exquisite skill and craftsmanship of this luxury estate home to the next level in Artesia at Heritage Pointe.

The triple garage Carmini II has all the hallmarks of a true luxury home. The exposed aggregate driveway and the designer stonework of the exterior makes it stand out even in a community filled with luxury homes. It certainly blends well with the natural beauty of the community that has devoted 50 per cent of its 55 hectares to open space. This includes linear parkways and trails, water features, and an environmental reserve.

Ceiling-height cabinetry speaks to the superior design quality of Brookfield Residential’s luxury line. The L-shaped kitchen displays the enormous entertaining possibilities of its open concept main floor.

The curved staircase leading to the optional lower level development is a high point in the design of Carmini II, and expertly shows the tremendous possibilities of the home. The optional lower level can bring an additional 1,632 square-feet of enjoyable living space, says Brookfield Residential’s Tiffany Ardolino, Senior Business Development Manager, Calgary Homes.

The developed basement adds two more bedrooms and a full bath to the Carmini II. This just makes it perfect for the downsizers who are drawn to this particular home. “We find that a lot of our buyers are retirees or close to retiring and like the idea of downsizing but find that they still need the space for guests and grandkids,” Ardolino says.

The upscale luxury of Carmini II comes through in the ensuite, which features a raised floor, a large shower with a 10-millimeter glass door that sits across from an elegant free-standing tub. This area is adjacent to dual vanities under a full-width mirror. A separate makeup desk is along this wall, as well.
