The rolling prairie grassland of northwest Calgary is the fertile ground on which the city’s newest residential community is going up. Carrington South promises to be a family-friendly, nature-connected neighbourhood that offers a modern lifestyle and access to everything the northwest has to offer, with amenities aimed at bringing the community together.

Carrington South is located in the area of West Keystone Hills on the central north side of Calgary. The scenic prairie landscape allows for wide vistas and open views. This landscape, coupled with natural ponds, parks and an extensive pathway system, provides residents of the community with numerous opportunities to maintain a healthy and active lifestyle.

Jointly developed by H3 Developments and Apex Developments, Carrington South is the newest neighbourhood within the greater Carrington Community. It is a stone’s-throw away from the Stoney Trail ring road that provides easy access to any point in or out of the city, and even has future LRT station in its plans. It is likewise surrounded by numerous commercial centres that offer a wide array of shopping, dining and entertainment opportunities.

Carrington South encompasses 115 acres and will have around 800 residential units on build out. “This northwest location offers people and families the connections to the places and spaces they value most — conveniently located to major routes, recreation and shopping areas, and a connection to the Keystone Hills urban corridor,” says Apex marketing coordinator, Morgan Gowland.

Perhaps even more important, is that it will have some of the most affordably stylish homes of varying types that should suit many tastes and budgets.

The community’s builder group includes Excel Homes with laned duplexes and single family front drive garage (FDG) homes, Trico Homes who also has single family FDG homes on both interior and pond lots in the community, and Truman Homes who is building both single family FDG homes and no-condo-fee street towns.

“There are six single family FDG show homes that are officially opening on October 20th,” Gowland says.

Best of all, prices are more than just affordable, they are attainable, with homes starting from the $320,000s.

Carrington South marks a return to Calgary for Apex Developments, who last developed the desirable community of Paskapoo at Cougar Ridge. “Apex is professionally managing the development for H3 Developments; H3 is a Calgary-based family-run company that has owned land within the city for 25 years. We are very excited about the partnership and to be back within city limits.”

Apex is of course active in various developments outside Calgary, including Hillcrest and Midtown in Airdrie, Heartland in Cochrane and Mountain View in Okotoks.

What makes Carrington South special is the care that the developers have given in building community amenities that bring a sense of belonging. Carrington South will feature two landscaped ponds, parks, and local and regional pathways, including a connection to the longest urban pathway and park system in North America.

“With spaces designed for all ages, the community features benches in prime locations to take in the views and allow parents or grandparents to rest or supervise while kids enjoy the wide open spaces and parks found throughout Carrington South,” Gowland says. “Throughout the greater Carrington community residents can enjoy access to a basketball court, skate park, public artwork and the Greenway Park playground. All without home owners’ association (HOA) fees!”

Creating streetscapes to reflect its family-friendly charm is also a priority, and the developers are usingg Carriage House, Prairie Modern and Urban Modern architectural style homes to convey the vision.

“There is an emphasis on curb appeal through attention to detail on front elevations and high visibility lots incorporating both traditional and modern elements to ensure lasting appeal and value,” she adds.

The West Keystone Hills area of northern Calgary is a rapidly growing area, and Carrington South allows buyers to get in on the ground floor of what promises to soon be one of Calgary’s hottest real estate properties.

“Carrington South offers you a chance to live in the northwest at a great price! With convenient access to major arteries within the city and an abundance of surrounding amenities, it offers families everything they deserve,” Gowland says.

“You have quick access to popular shopping centres, grocery stores and markets, and recreation facilities including the Vivo recreation centre. It is approximately 20 minutes to downtown, 15 minutes to YYC International airport and 10 minutes to CrossIron Mills.”
